The transmission of the real right occurs via a smart (legal) contract, which self-executes pre-established agreements through the blockchain. Taking into account the particular legal nature of these rights, the possible implementation and usefulness of blockchain protocol in the Spanish Property Registry is analysed, bearing in mind the principles of legality, priority and public registry trust; concluding that the symbiosis between tokenization and the Spanish registry system would be mutually beneficial for real estate assets, but without forgetting the fundamental role of the Property Registry, which fully guarantees the protection of the registry holder against any disturbance of their rights.Este estudio versa sobre el fenómeno de la tokenización de activos inmobiliarios, esto es, la representación digital de un derecho real y directo sobre un activo físico concreto mediante el token para que sea objeto de circulación en una plataforma con tecnología DLT/blockchain. La transmisión del derecho real se produce mediante un smart (legal) contract, que autoejecuta acuerdos preestablecidos a través de la cadena de bloques.
