The results of this research show, among other things, that real estate developments were carried out by groups that concentrated and realized all the activities included in the process of urbanization and land circulation, as well as construction of housing. The paper also points out what easy access these groups had to great extensions of private farm land which they converted to urban uses. While these characteristics of real estate activity are also evident in other places in the country, they acquire a particular dimension in the case of Queretaro, constituting the determining modality in the process of its recent urbanization.Este artículo analiza aspectos relevantes de la actividad inmobiliaria realizada en una ciudad media mexicana (Querétaro) durante los años 1960-1982. En dicho periodo se dio un importante crecimiento urbano en la localidad, relacionado con su desarrollo industrial.En el trabajo se analizan tres operaciones inmobiliarias de la localidad que, por su extensión y ubicación, se convirtieron en las más significativas. Entre otros aspectos, los resultados de esta investigación muestran que los desarrollos inmobiliarios fueron llevados a cabo por grupos que concentraron y efectuaron la totalidad de las actividades que implica el proceso de urbanización y circulación de la tierra, así como de la producción de vivienda. También resalta la facilidad de acceso, por parte de estos grupos, a grandes extensiones de tierra privada agrícola para destinarla a usos urbanos.
