The variables of this work are financial management and profitability. The approach used was mixed, with type of field and descriptive research. The techniques used were the documentary observation (financial statements) and the interview that was carried out with professionals related to this topic. The analysis unit was determined in SMEs of the real estate sector domiciled in Guayaquil and that have presented their financial statements for the years 2018 to 2020 on the platform of the Superintendencia de Compañías…..La gestión financiera tiene un rol importante en toda organización, debido a que es la clave para la toma de decisiones, así como también permite decidir las acciones y medidas a implementar durante un problema, cumpliendo con los objetivos previamente planteados. El presente trabajo se desarrolla con la finalidad de analizar la gestión financiera de las PYMES del sector inmobiliario de la ciudad de Guayaquil, a través de diversos análisis. Las variables del presente trabajo son gestión financiera y rentabilidad. El enfoque usado fue mixto, con tipo de investigación de campo y descriptiva. Las técnicas utilizadas fueron la observación documental (estados financieros) y la entrevista que fue efectuada a profesionales relacionados con este tema.
