El objetivo de este trabajo fue sintetizar la evidencia científica disponible sobre la importancia, características y responsables de los informes periciales de avalúos de bienes inmuebles. Se realizó una revisión documental de literatura científica publicada en bases de datos indexadas en español e inglés que traten sobre los informes periciales de avalúos de bienes inmuebles. Se incluyeron estudios de todos los diseños metodológicos y se llevaron a cabo búsquedas manuales en revistas especializadas y en los registros bibliográficos de los autores. Se encontraron 30 documentos que fueron parte del estudio. Los informes periciales de avalúos de bienes inmuebles son importantes en el ámbito financiero y legal, y deben ser elaborados por profesionales peritos y estar respaldados por documentación verificable y objetiva. Se identificaron también diferentes metodologías y técnicas de valoración, y una serie de normativas y procedimientos específicos que garantizan la calidad y validez de los informes. La revisión de la literatura científica indica que los informes periciales de avalúos de bienes inmuebles son relevantes y deben ser realizados por profesionales preparados y con experiencia. Además, es importante contar con normativas y procedimientos específicos para garantizar la calidad y objetividad de los informes. Se deben seguir realizando investigaciones para mejorar y actualizar las metodologías y técnicas de valoración de bienes inmuebles. This work aimed to synthesize the available scientific evidenceon the importance, characteristics, and responsible parties of real estate appraisal reports. A documentary reviewof scientific literature dealing with real estate appraisal reports published in indexed databases in Spanish andEnglish was carried out. Studies of all methodological designs were included, and manual searches were carriedout in specialized journals and in the authors' bibliographic records. Thirty documents were found and were partof the study. Expert reports on real estate appraisals are important in the financial and legal fields, and must beprepared by professional experts and supported by verifiable and objective documentation. Different valuationmethodologies and techniques were also identified, as well as a number of specific regulations and procedures toensure the quality and validity of the reports. The review of the scientific literature indicates that expert reports onreal estate appraisals are relevant and must be carried out by trained and experienced professionals. In addition, itis important to have specific regulations and procedures to ensure the quality and objectivity of the reports.
