Sumario:Building maintenance in public universities is an act of responsibility towards Brazilian Public Heritage and presents a challenge for university management. This research adopts an applied, quantitative, and explanatory approach, serving as a case study on the implementation of improvements in the building maintenance sector at the Federal University of Triângulo Mineiro (UFTM), using the DMAIC cycle (Define, Measure, Analyze, Improve, Control) as a roadmap. The research characterized the process, collected and analyzed data from the current situation, and identified the main causes of the problem: extended response times for maintenance requests. Primary causes and their root causes were identified and prioritized, followed by the development and execution of an action plan. Comparisons were then made with the previous situation. The results demonstrated a clear improvement in productivity, a reduction in lead time for service delivery in some areas, and highlighted the need for a longer period of data collection to fully assess the impact of the implemented actions across all maintenance areas.
